Terms and Conditions of Rental

4 Valleys Chalet Rental – operated by Alpine Comfort Sàrl. Version 2026.

1. Your rental contract

1.1 Your rental contract is with the owner of the chalet you book (the “Owner”). Alpine Comfort Sàrl, trading as 4 Valleys Chalet Rental (“we”, “us”), acts as rental agent in the name and on behalf of the Owner. We handle your booking, receive your payments and look after you during your stay.

1.2 These terms and conditions form part of your rental contract with the Owner.

1.3 The person who makes the booking (“you”) must be at least 18 years old and is responsible for all payments and for the conduct of everyone staying in the chalet (your “party”).

2. Booking

2.1 Provisional booking. We can hold a chalet for you for 7 working days while you send the booking form and the deposit.

2.2 Confirmed booking. Your booking is confirmed once we have received your booking form (signed or completed online) and a deposit of 30% of the rental price, and have sent you a booking confirmation. From then on, a binding rental contract exists between you and the Owner on these terms. The deposit is not refundable, except as set out in clause 6.

2.3 Late bookings. If your holiday starts within 56 days of booking, the full rental price is due when you book.

3. Prices and payment

3.1 Rental price. The rental price is stated in Swiss francs (CHF) in your booking confirmation.

3.2 Not included unless your booking confirmation says otherwise: the tourist tax (clause 3.3), the breakage deposit (clause 4), and any extras you request, such as daily housekeeping, additional transfers, catering and activities.

3.3 Tourist tax. The commune of Nendaz charges a tourist tax per person per night; children aged 6 to 16 pay half. We collect it on the Owner’s behalf together with the balance. The amount is shown in your booking confirmation.

3.4 Balance. The balance of the rental price is due 56 days before arrival. If it is not received on time, we may cancel your booking on the Owner’s behalf and keep the deposit.

3.5 Payment methods. Payment is made in CHF by bank transfer, net of all bank charges, or by credit card (Visa or Mastercard).

4. Breakage deposit

4.1 A refundable breakage deposit is required for each stay. The amount and how it is paid are stated in your booking confirmation.

4.2 We refund the breakage deposit within 7 days of your departure, after inspecting the chalet. We deduct the cost of any damage, missing items, extra cleaning and any penalties under clause 11.

4.3 If you leave rubbish bags or empty bottles, we will gladly dispose of them and recycle them for you, and deduct the cost of this work from the deposit. The same applies if extra cleaning is needed, for example a dirty kitchen, unwashed dishes or a full fridge.

4.4 If the cost of damage is higher than the deposit, you pay the difference on written request.

5. Insurance

5.1 You must have personal liability insurance that covers damage caused by you or any member of your party to the chalet, its structure, furnishings and contents.

5.2 We strongly recommend travel insurance that covers cancellation, because cancellation charges apply (clause 6.1).

6. Cancellation

6.1 Cancellation by you. You must cancel in writing; we recommend a method that confirms receipt. Your cancellation takes effect on the day we receive it. The following cancellation charges apply. Any amount you have paid above the charge is refunded to you.

Written cancellation receivedCancellation charge (% of rental price)
57 days or more before arrival30% (the deposit)
56 to 29 days before arrival50%
28 to 15 days before arrival80%
14 days or less before arrival, or no-show100%

6.2 Re-letting. We will try to re-let the chalet for all or part of your booking. If we succeed, we refund the amount received from the new guests, up to the amount you paid, less an administrative charge of CHF 200.–.

6.3 Epidemic or pandemic restrictions. If you cannot take your holiday because of any of the following restrictions, you may move your deposit to another week at the same chalet in the same or the following season, subject to availability, and any amount you have paid above the deposit is refunded:

  • the borders into Switzerland are closed
  • the Nendaz resort is closed
  • your country requires a quarantine of more than 7 days for travel to Switzerland
  • cantonal or federal law limits groups to fewer than 10 people

This does not apply if a member of your party is ill or cannot travel because of quarantine following travel to another country before your holiday. A holiday that has already been moved under this clause cannot be moved or refunded again.

6.4 Cancellation or relocation by the Owner or by us. The Owner or we may cancel your booking only if events beyond our reasonable control, such as fire, flood, avalanche or road closure, or an order from the authorities, make the stay impossible or unsafe, or if the chalet is not habitable. In that case we will try to offer you another chalet of a similar standard. If you do not accept it, you receive a full refund of all amounts paid. If this happens during your stay, we refund the part of your stay that cannot be taken, pro rata. Neither the Owner nor we are liable for any other costs, such as travel or ski passes.

7. Changes to your booking

7.1 Changes by you. Changes must be requested in writing by you or an authorised member of your party, and take effect on the day we receive them. You pay any reasonable costs of making the change. Subject to availability, you may change your dates within the same season free of charge up to 56 days before arrival; the price may change because of seasonal rates. A change to a later season, or a change requested within 56 days of arrival, is treated as a cancellation under clause 6.1.

8. Arrival and departure

8.1 You can check in from 16:30 on your arrival day and must check out by 10:00 on your departure day. A later departure may be charged.

8.2 Chalets in Les Clèves. In winter, these chalets cannot be reached by car. We take you and your luggage between the Les Clèves car park and the chalet in our transfer vehicle. Up to 3 trips per arrival and per departure are included when your whole group travels together; each extra trip, and each transfer for members of your group arriving or leaving at a different time, costs CHF 50.–. Transfers run between 07:00 and 23:00 only (normal hours: Saturday and Sunday, 08:00–12:00 and 14:00–20:00; other days on request). If you arrive too late for a transfer, your luggage is brought up the following morning, so please keep an overnight bag with you.

8.3 Snow and ice. We clear snow from paths and entrances, but during constant or heavy snowfall access may not be completely clear. Please wear suitable footwear and take care.

9. Use of the chalet

9.1 The chalet may be used for holiday purposes only. The number of people staying must not exceed the maximum stated in your booking confirmation. Tents and sleeping in vehicles next to the chalet are not allowed.

9.2 Please do not cause any nuisance to neighbours, and follow the house rules and local regulations given to you on arrival.

9.3 No pets are allowed unless agreed in writing in your booking confirmation.

9.4 Smoking is not allowed anywhere inside the chalet. This applies to all members of your party.

9.5 Please keep the chalet and its contents in the condition in which you found them, and report any damage to us straight away. You pay the cost of repairing or replacing anything lost or damaged by you or your party.

9.6 Please leave the chalet clean and tidy when you depart. Extra cleaning is charged (clause 4.3).

9.7 Where the chalet has a jacuzzi, sauna, pool or fireplace, please follow the instructions provided in the chalet. Children must be supervised at all times.

9.8 We, and contractors working for the Owner, may enter the chalet during your stay for inspections or repairs. We will give you reasonable notice, except in an emergency, when immediate access must be allowed.

10. Our right to refuse or end a booking

10.1 We may refuse any booking.

10.2 We may end your stay and ask you and your party to leave immediately in the event of serious misconduct, exceeding the maximum occupancy or any other material breach of these terms. No refund is due in that case.

11. Penalties

11.1 If any of the following happens without our prior written approval, the following penalties are due immediately, in addition to the cost of any damage or extra cleaning. They may be deducted from the breakage deposit.

BreachPenalty
Maximum occupancy exceededCHF 1,000.– per extra person
Pets brought to the chaletCHF 1,000.– per pet

11.2 Smoking. If anyone smokes inside the chalet, you pay CHF 10,000.– to cover specialist cleaning of furniture, curtains and fabrics, lost rental income and any fines. If the actual costs are higher, you pay the actual costs. This amount may be deducted from the breakage deposit.

12. Complaints

12.1 If anything is not right during your stay, please tell us straight away so that we can put it right. We cannot normally offer any refund or compensation for a complaint first raised after your departure.

13. Liability

13.1 The Owner and we are liable for damage caused intentionally or through gross negligence. To the extent permitted by law, liability for slight negligence is excluded.

13.2 Except as set out in clause 13.1, neither the Owner nor we are liable for the loss of or damage to your belongings. Valuables are left in the chalet at your own risk.

13.3 Neither the Owner nor we are liable for building work, events or activities on neighbouring properties, or for interruptions to public services, lifts or utilities beyond our control. We will tell you at the time of booking about any works we know of.

13.4 Descriptions, photos and images of the chalet give a general impression. We will tell you about any significant change to the chalet’s description.

14. Nature of the rental

14.1 Your booking is a holiday rental for a fixed period. It ends automatically on your departure date, without notice, and gives no right to stay longer.

15. Data protection

15.1 We process your personal data in accordance with the Swiss Federal Act on Data Protection (FADP), for your booking, your stay, the tourist tax and invoicing. We share it with the Owner only as far as needed, and with the authorities where required by law. We do not share it with anyone else without your consent. Further details are in the privacy policy on our website.

16.1 Changes to these terms apply only to bookings made after the change.

16.2 Headings are for reference only. If these terms are translated, the English version prevails.
